This agent can only be described as UNPROFESSIONAL, disrespectful and rude with a serious superiority complex and complete disregard for the Tenancy Act. Makes life hell for tenant because they dare to enforce their rights. Landlords & Tenants BEWARE.
We the tenants: Pay rent 3 months in advance, always on time by direct debit, keep the property in excellent condition, are landlords in QLD, fully understand our rights and obligations.
1. LEASE At the time of signing lease. Fails to mention a $50 rent increase written into the lease in (6pt- tiny print). Luckily for us, I spotted it and got it changed!!-Warning Bell-
2. INSPECTIONS: Gives you a time of between 9am -4pm, Wants to enter the premises whilst you are not there, Wants to charge an illegal fee for date changes. Wants to inspect every 8 weeks, so she can charge the landlord inspection fees each time. Has no regard for the tenants reasonable right to privacy or quiet enjoyment or job commitments and is unwilling to negotiate a reasonable time. - It is all about her-.
3. PEST CONTROL: Gives you false, misleading information does not supply evidence of previous pest control carried out at the property in order to avoid her obligations.
Says in WA tenants are responsible for pest control. NOT TRUE. According to the tenancy guidelines set out in ' Renting a Home in WA.pdf' produced by the Department of Commerce, Consumer Protection Division, Building and Tenancy Industries Branch.
Landlord's are responsible for pest and vermin control. A tenant is responsible for the prevention of pests by proper storage of food, and by using baits and spays. As well as, pest infestations caused by a pet.
Has to be served with a breach of contract Form 20A in order to force her to carry out pest extermination, giving her 14 days to act. If not response. An application Form 12 has to be made with court to have the matter dealt with by a Magistrate. -Still in the process-.
URGENT REPAIRS: Fails to act in carrying out Air conditioning repairs when the temperature in January is in high 30s and is 40c for 3 days in a row. After you have written requesting the repair, after you phone to follow up because of no action, hangs up on you. Have to organize and pay for repairs ourselves and then go through the court process again to get reimbursed.
REWA: Appalled at this unprofessional behaviour I thought to place a complaint with REWA. It turns out they are not registered, therefore not members. Would not be surprised if they have been de-registered.
This agent is currently handling 160 properties and apparently in business for 16 years. How? it beggars belief.

Should you happen to come across agents that behave in this manner you have to inforce your rights. After all, you are paying good money to live at the premises which are to be kept in good state of repair and you deserve to be treated with care and respect.
